Landlords or Property Agents have a legal requirement and are responsible for making certain that a Gas Safe registered engineer checks the gas appliances in their rental properties every 12 months and gives you copies of the gas safety records.

The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances; fittings and flues provided for tenants are safe. Proficient Gas engineers will carry out the required inspection service on all gas appliances and issue a Landlord's Gas Safety Record Form Certificate. If Proficient Gas requires carrying out any repairs, permission will be acquired from the Landlord, so that Proficient Gas can record that corrective procedures have been made, and that the properties and the appliances are then safe for use.

You are required to:

  • Ensure an annual safety check is carried out on each gas appliance/flue
  • Repair and maintain gas pipework, flues and appliances in safe condition
  • Have all installation, maintenance and safety checks carried out by a Gas Safe registered engineer
  • Keep a record of each safety check for at least two years
  • Issue a copy of the latest safety check record to existing tenants within 28 days of the check being completed, or to any new tenant before they move in
  • You are also obliged to show your tenants how they can turn off the gas supply in the event of a gas leak

Once your Gas Safe registered engineer has checked the gas appliances in your property they will give you a gas safety record. This record confirms the gas appliances have been checked and are safe. 

Checks we carry out for a Gas Safety Inspection Service?

  1. We check for good ventilation.
  2. We check all appliances individually for gas soundness.
  3. If test points available, check standing and working pressure.
  4. Check burner pressure / gas rate against manufacturer's data plate.
  5. Testing of flue flow.
  6. Check operation of all flame failure devices.
  7. Check for stability and effectiveness of brackets (if appropriate).
  8. Ensure that the person responsible for the appliance is made aware if the appliance is unsafe.
  9. A soundness test should be carried out on the full system, if a Gas Safety Certificate is to be issued.
